About Yorkshire Property Prep: we are an independent cleaning and property preparation business run by Ash from Monk Bretton, Barnsley. We are a young business, and we would rather tell you that honestly than borrow credibility we haven't earned yet.
Who you're dealing with
You speak to Ash directly — the person quoting your job is the person doing it. There's no call centre, no subcontracting chain and no franchise script.
That means quotes are honest about what is achievable. If a carpet has permanent dye damage or an oven has heat-scorched glass, we say so before taking your money rather than after.
How we quote and work
- Send photos and a few details on WhatsApp, or ring us during contact hours.
- We confirm the scope and a fixed price before booking — no call-out fees and no on-the-day price changes for the agreed scope.
- We arrive with our own equipment, water and products.
- You get completion photos on request, which is useful for landlords, agents and tenants dealing with deposits.
What we cover
Barnsley and the surrounding towns are our priority area. Work further into South Yorkshire and West Yorkshire is considered when the service, job value, travel time and availability allow — send your postcode and we'll confirm.
A minimum booking value applies, and outside Barnsley we may combine your job with other work in the area.
- Primary area: Barnsley, Monk Bretton, Wombwell, Hoyland, Cudworth, Royston, Dodworth, Darton, Penistone.
- Wider area, subject to availability: Sheffield, Rotherham, Wakefield, Doncaster.
Our service standard
- Scope and price agreed in writing before any work begins.
- An honest assessment first: we tell you what can and cannot be improved.
- Completion photos on landlord and move-out work where agreed.
- If something inside the agreed scope was missed, tell us and we'll put it right.
What we don't claim
Plenty of cleaning websites lead with award badges and promises that mean very little when something goes wrong. We only publish things we can evidence.
Our review score is taken directly from our Google Business Profile.
We hold public liability insurance of £5M and can send the certificate on request.
We don't guarantee a specific completion time on the website. We agree a realistic date and time with you for your job, and we tell you early if anything threatens it.
