After builders cleaning: the room-by-room checklist

Renovation dust is not normal dust. It is fine enough to sit on top of light fittings, inside cupboard runners and in every window track — and it keeps falling for days after the trades leave. This is the checklist we work to on after builders cleans in Barnsley, and the timing that stops you paying for two cleans.

Book after the last dust-generating trade, not after the last trade

Sanding, cutting, tiling and plaster skimming all keep releasing dust into the air for a day or two after the work stops. If the clean happens while any of that is still outstanding, the property looks finished for about 24 hours and then a grey film reappears on every flat surface.

The practical rule: agree the clean for at least a day after the final dusty trade has left, with the property closed up rather than being worked in. If a fitter still has to come back for a handle or a filter, that is fine — a person with a screwdriver does not undo a clean.

Top-to-bottom order matters more than products

  • Coving, tops of doors, door frames and picture rails first
  • Light fittings, pendant shades, extract vents and smoke alarms
  • Radiator tops, fins and the wall behind them
  • Skirting boards, sockets, switches and thermostat surrounds
  • Window glass, then frames, then tracks and trickle vents
  • Kitchen and bathroom units — inside, on top and underneath
  • Floors vacuumed with a filtered vacuum, then washed last

The bits that get missed on a renovation clean

  • Between the oven door glass, if the oven was on site during the works
  • Cupboard runners and hinge recesses full of gritty plaster
  • Silicone and sealant residue smeared on new tiles and glass
  • Protective film edges left on appliances, handles and shower screens
  • Sticker adhesive on new sanitaryware and glazing units
  • Stair spindles and the underside of handrails
  • Carpets that have been walked on in work boots and need extraction, not vacuuming

Dry dust removal before anything wet

Wet-wiping plaster dust turns it into a thin cement-like smear that is far harder to shift, especially on satin paintwork and matt tiles. Dust should be lifted dry — vacuumed with a filtered vacuum and dry-cloth passes — before any detergent touches the surface.

The same applies to floors. Washing a dusty floor first just moves slurry into the grout lines, which is why some new builds have hazy tiles months later.

New build handover vs post-renovation

A new build sparkle clean is mostly protective film, sticker adhesive, manufacturing dust and sealant residue on surfaces that have never been used. Nothing is soiled, so the work is careful detailing rather than heavy cleaning.

A post-renovation clean in an occupied Barnsley home is different: the dust has spread through rooms that were lived in, so soft furnishings, carpets and wardrobes are involved as well as the newly built space.

FAQs

How long after the builders finish should I book the clean?

At least a day after the final dust-generating work — sanding, cutting, tiling or skimming — and ideally with the property closed up rather than still being worked in. Cleaning too early usually means paying for a second visit.

Can plaster dust be wiped off with a damp cloth?

Not first. Damp-wiping fine plaster dust smears it into a cement-like film on paintwork and tiles. It needs lifting dry with a filtered vacuum and dry passes before anything wet is used.

Do carpets need cleaning after building work?

Usually yes, if they were in place during the works. Fine dust and boot traffic push grit deep into the pile, which vacuuming alone will not lift — hot-water extraction does.

Is an after builders clean priced like a normal clean?

No. Dust levels and the scope of works vary far too much for a rate card, so it is quoted from photos of the finished space and confirmed as a fixed price before booking.
